Is this a good time to buy? Can I get a deal on a Foreclosure? Should I hold out a little longer? These are common questions I am being asked almost daily. Real Estate seems to be one of the most talked about stories in the news today and unfortunately 90% is all negative with the many foreclosures happening every day. It is all gloom and doom! The media has portrayed a nation wide epidemic with foreclosure rates and tightening mortgage requirements which have frightened prospective buyers. It has given buyers less confidence in their ability to seek financing but on the contrary buyers are given better mortgage options and rates than ever before! Of the many buyers I assisted in 2008 with decent credit, none were turned away due to tightening mortgage requirements or lack of funding.
Well, let me try and lighten things up a little with a lot of positive that is happening in real estate industry today. Here are a few tips to keep in mind when you put your home up for sale with a Realtor and you agree to leave a lock box on your home for easy access to other Realtors and their buyers. I know it is hard and challenging to keep your home presentable at all times when it is on the market because you never know when you will get a phone call about a client who wants to view your home. Before leaving your home at any time be sure to do the following daily:
Make all of your beds.
Wipe down all bathroom sinks, toilets and spray shower doors.
Pick up clothes, toys, shoes and stuff off of the floors and put them away where they belong.
Take the trash out.
If you have a cat - clean the litter box. If you have a dog be sure to secure them outside, take them with you or put them in a room.
Wash dishes, spray and wipe down counter tops and remove excess food from your range/cook top.
Be sure that your air fresheners are working well. I like to recommend the oil scents that you plug in but do not overdo it.
Turn on ceiling fans to circulate air.
Turn on some lights to highlight rooms, example: kitchen, bathrooms and family rooms.
Here are some tips to do once a week on your day off:
Mop and polish all floors.
Clean the outside of all appliances.
Wipe down all cabinets and counters in the kitchen and bathrooms.
Scour and polish all sinks in the home.
Vacuum.
Clean windows and mirrors from fingerprints and smudges.
Dust.
Organize mail, magazines and bills that came in the mail.
Spruce up the outside of you home.
Here are some tips to do monthly:
Clean out refrigerator.
Dust mini blinds.
Vacuum or wash curtains.
Replace filters to keep air ducts clean.
Organize closets, pantries, laundry areas, sheds, garages.

If you are asking these questions, keep reading.
1. You need to find a Realtor, one that has your best interest at heart. You may need to interview a few until you find someone that you can relate to and trust. A Realtor needs to be consistent, available, honest, reliable, trustworthy, compassionate and a hard worker to name a few. If you are not getting any of these, you may want to interview a few more Realtors. Some people will do step two first, either way is acceptable.
2. Get pre-approved. Your Realtor can give you referrals to good mortgage officers or banks, however, some people may already have someone in mind that they would like to use. These people will educate you in different types of loans, down payment assistance programs, interest rates, etc.. You will need to provide them with personal information and permission to pull your credit, once this is done you will have a better idea on how much house you can afford comfortably.
3. Shop for homes. Once you obtain a pre-authorization or pre-qualification letter, you can now start shopping. Discuss with your Realtor what you are looking for in a home, for example; how many bedrooms? bathrooms? do you need a garage? etc.. your Realtor can now put together a list of homes fitting your criteria. Once you look at all of them, write down the MLS number or addresses of the homes that you are interested in and give the list to your Realtor to make appointments to view these properties with you.
4. Place an offer. When you find the home you absolutely love, its time to write a contract. Your Realtor will handle this for you, they will explain every part of the contract and fill it out with your offer and any other requests or contingencies. Your Realtor will organize all paperwork with signatures to send to the selling agent. Now the negotiation process begins. It may take several times of going back and forth until there is a meeting of the minds. This can be a little nerve wrecking but as I see it, if its meant to be.....it will happen.
5. Ratified Contract. Once the offer is accepted and everything is signed, you now have a ratified contract. It is now time for a home inspection, you usually have several days to do this and the cost can vary from $250.00 - $500.00 depending on the size of the home. I highly recommend this because there is so much you cannot see that may be seriously wrong with the home. In the event there is, you have the ability to walk away or ask the seller to fix the problem. At this point your agent will re-negotiate the offer to protect you, your agent will put together an addendum for anything that you are asking the seller to fix or replace. Another important feature is a home warranty which costs between $350.00 - $450.00 and will cover a list of items that can go wrong when you move in.
6. Obtain homeowners insurance. Shop around for a company that will give you a good rate and coverage because you need to have homeowners insurance in place before your lender will lend you the money to buy. Sometimes it is best to use the same company to cover your home and vehicles to be eligible for a discount.
7. Utility hook-up. Ask your agent to give you the names of utility companies that service the area where you are purchasing your new home. Call these companies and inform them of when you will be occupying your new home to have them switch the account into your name. 8. Walk Through. You and your agent will need to do a walk through of the home prior to closing. This is very important because you want to verify that the home is in the same condition as it was when you made an offer. While you are doing your final walk through, verify that everything on the addendum has been done. In the event that it has not been done, you will have time to call the other agent to inquire on what has not been done. Everyone at this point will discuss any pending issues and hopefully come to an agreement before closing.
9. Closing. As an agent, I make it a priority to be there at closing with all of my clients and bring all paperwork in the event that there is a problem or question. I do my best to be there every step of the way. After all the paperwork is signed, you will then get the keys to your new home. Congratulations!!
The steps I listed above do not list every detail of the buying process, there are many more tasks involved for your agent and mortgage officer, however, this is an easy version. I hope this information is informative and that you find it useful.
I am going to me make my point on this. Many people start by looking for homes in the newspaper and this is fine but individuals and agents are in the market to sell something so obviously they will only publish good things about the home but later to find out there are drawbacks such as possible floodplains on or nearby the property, power lines, highway traffic, etc..
How about riding through neighborhoods on a Sunday afternoon calling on every sign you see? I don't know about you but in my area gas is outrageous and to ride down every street, would definitely eat some gas. This can also be time consuming because you may be looking at homes that do not fit what you are looking for or are out of your price range. It is also ineffective to contact every agent on each property because then you may have several agents later following up with you which can be bothersome. I'm not sure if you are aware but there are some sellers who request not having a sign in their front yard because they want to avoid the public from driving by gawking at their home and in extreme cases some buyers will walk the property and look into windows and doors.
The Real Estate Book is the best advertisement agents have and I too advertise in it every month but what happens is that many times the homes are already sold before the book hits the stands. We have to put our ads in a month before the book comes out.

There are a lot of questions out there of what a foreclosure really is and how people get to the point of foreclosure. I will put it as simple as I can. A foreclosure is when a person buys a home and uses a lender to lend them the money to buy the home. The lender uses this home as their security interest but when the person cannot repay the mortgage payments that is when the lender has the right to proceed toward foreclosure. The lender will publicize the home in local newspapers and websites to alert the public of a live auction of this property at the courthouse stating date and time or the lender will hire a real estate company to try and sell it. Once the house is sold the lender can then recover their investment.....BUT......what happens if the house does not sell or is sold at a lower price than what is needed for the bank to cover their investment? A deficiency judgment may be pursued against you and by having a foreclosure and judgment on your credit report will hinder your chances of buying a home in the future. This can be devastating to anyone, so if you can do all that you can to avoid it, please do.

Lets look at ways to avoid a foreclosure. First of all you need to decide if a foreclosure is the way to go, will this actually help your financial situation? If you recently lost your job, this may be considered temporary until you find another job but if you have been out of work for quite some time and your financial situation has mounted to a point where it would be impossible to catch up then you will need to decide if foreclosure would be the best way to go.
Begin by contacting a credit counselor who can give you professional advice and help with debt problems. Here is a list of some that you could use: www.MoneyManagement.org , www.CareOneCredit.com , www.CreditSolutions.com . These counselors can negotiate for lower interest payments and repayments to avoid foreclosure. They will assess your current financial obligations and income to create a plan to help you with your credit and debt problems for now and in the future.
If you do not want to contact a counselor, then contact your lender directly and ask for the Loss Mitigation Department and inquire about lowering your monthly payments for a few months until you are financially stable again. It is in the best interest of the lender not to go into foreclosure and if you can come up with a financial plan that would benefit both you and the lender, they will be more sympathetic to the situation. You may also find out if you can renegotiate your currently loan options to an interest rate lower than when you bought the house, this would make a difference in your monthly payment. If you have had the home for a few years, you may also be able to have it appraised and have the PMI insurance taken off which would reduce your payment by $50 - $100 or more. Do not forget to shop around to other lenders for the best interest rate for refinancing.
One last resort is to hire an agent to sell your home as soon as possible. You will need to sell it fast and at a price you may not like but its better than going into foreclosure and having this on your credit report along with any judgments.
